U.S. Year Over Year Foreclosure Activity Rises for Sixth Straight Month in August

States that had the greatest number of foreclosure starts in August 2025 included: Texas (2,982 foreclosure starts); Florida (2,803 foreclosure starts); California (2,558 foreclosure starts); New York (1,207 foreclosure starts); and Illinois (1,170 foreclosure starts).

Those major metropolitan areas with a population greater than 1 million that had the greatest number of foreclosure starts in August 2025 included: New York, NY (1,431 foreclosure starts); Houston, TX (1,178 foreclosure starts); Chicago, IL (1,009 foreclosure starts); Los Angeles, CA (862 foreclosure starts); and Miami, FL (748 foreclosure starts).


That's a 186% annual increase for Texas.

In my experience foreclosure results from factors and events dating back more than 6 months. Good information from Diggity.

I have a client that sends me foreclosure work when REO sales start to jump up.......haven't done a foreclosure for them since the fall of 2024.

I see a ton of expired & terminated listings however, in pretty much any given market in east texas; so that is at least a factual data point.

Yeah, I don't see how raw foreclosure #s provide any useful information when you're comparing states. How about foreclosures as a % of home sales in a given time period? Or as a % of all mortgages?

Is there a program out there to finance a foreclosure purchase? I'd imagine most banks don't like the risk but just curious if there is anything out there.
