Anyone on here live at Southern/Brewster Pointe?

Want some opinions on these areas and couldn't find much when I searched. We're looking to upgrade our housing situation a little bit and even though I don't love the idea of neighborhoods where i can touch my neighbors house through the window, for our price range (400-450 or so) that's probably what we're looking at right now.

We've got three little ones (4/2/2), what's the vibe out there? Neighborhood hangouts or people keep to themselves? Any traffic flow worries? Just trying to see if people that live out there like it or if they wish they'd have done something differently, builder opinions, etc.

Brewster Pointe has a shady developer doing shady things with the HOA per another thread on here.

There are several houses for sale in the Estates of Creek Meadows and the non-Stylecraft sections of Creek Meadows. Great area to live with kids.

I cant speak to the vibes in S.P., but given the price range you listed i would take a hard look in Castlegate or similar. S.P. looks to be more in the 350 range, and 400-450 is more in the Castlegate range.

Agree. I also am not sure if the homes will appreciate as well in SP as they absolutely will in CG

Yeah, it would be on the high end in SP but we could pick the floorplan which is a big attraction there, a lot more flexibility on finding the right house.

But good news is our current house is okay so we're not in a hurry so maybe we can wait out something coming open in Castlegate that fits our situation. We'd definitely prefer to be there since it's more established if we can find the right house.

being able to watch and wait is a big advantage for you. i didn't consider the 4BR when taking a quick look at CG stuff currently on the market, so it would require the right deal to come across.

I think in 10 years you will be VERY glad you stretched the budget to get into CG, instead of SP

With kids, you should consider the amenities of the neighborhood that you are paying for with your HOA dues. We like the CG2 area, they have a pool but no playground. CG1 has a playground, courts, but no pool.
I cannot recommend Brewster due to the developer who controls it.

We chose not to purchase in Brewster Pointe because for an HOA fee that high the pool should be larger than a hot tub.

Southern Pointe was out because of MUD taxes.

How much is the MUD?

From my experience, the tax never goes away and goes on and on like a rolling ruler.

Agree 100%. I would never buy property with MUD taxes.
