Well - just got my renewal notice for my homeowners insurance with Safeco. Two years ago, I was paying about $2,800 annual premium. Then last year, it went $4,800. Now the new premium is $7,800. Lived in this house for 18 years and never filed a claim. Unbelievable what HO insurance has done. Looking at shopping around again. Any recommendations on where to look would be appreciated!

I've gone to Liere for auto and home insurance in the last few years to find the best quote.

I use Morgan Moudy at Rollo Insurance.

I'm using Liere and have for years. My homeowners insurance was $2,634 with Safeco in June 2023. The quote I just got was $7,723, an increase of 193% in two years.

Holy ***** I'm just over $2k for a 2600sf house. Structure worth roughly $400k.

Using Liere as well, however I have a cousin who said she found great rates through Costco

look around and shop around. I use Liere but after I took their best price, I started getting mail offers from other insurance companies for almost half.

Lots of luck. Mine went up about the same amount last year and went to Rolo and Liere and both were higher than what I already had.

I have had one roof hail claim in 50 years.

Family members have Progressive.

They're going to start pushing higher deductibles imo. I can see 5-10 percent coming.

700% increase for us since we moved here 5 years ago. Zero claims. Shopped around last year with Liere, but apparently this is the best they can find. Ugh.

Ours did the same with Safeco. Re-wrote for an additional $50K and the premium dropped by 60%.

Rollo, Liere, Costco, all worth checking out.

My experience with Costco. The 2nd year you will see the big slammer...15 to 20 percent increase.

Get catastrophic insurance if you can. Here is why. Very few insurance companies will actually pay, or if they do, it is a major fight to win what is fair and just.

Many companies will offer to drop your premium 15% or more, just to get you to switch to them. Then after a year or two, they raise it ten or even 20 percent, so you're no better off in the end. Reminds me very much of BrazosCAD, only you can't switch from them

Policy A was $400K. Premium jumped to $6800. Canceled that policy and re-wrote to Policy B, increasing coverage to $450K Premium dropped to $2700. Safeco for both policies.

I received a cold call from Farmer's after Texas Farm Bureau jacked ours WAY up- our monthly escrow payment jumped $500/month with the insurance + crazy high tax evaluation. I figured why not so they quoted us out and it was MUCH lower. Apparently, Farmer's is making a play for this area and undercutting everyone by significant amounts.

This! This plays a lot into it. For example, my parents just got a new roof. Before that their roof was around 20 years old or so. They ended up coming out of pocket a lot to pay for the new roof but I think their renewal dropped almost in half.

I don't quite understand this thinking. You aren't obligated to stay with a company for several years. You can shop it around every year if you want. So if you can get the savings for one or two years, then why not?? Then if they decide to raise you after a couple of years, just go and shop ot around again. But at least take the savings while you can

My policy with Hoccheim is up for renewal in July so I have been checking around as well. I went to Insureberry (an agent and subsidiary of Ag Workers Auto Insurance) to get the best quote on a policy equal to coverage I currently have for my home. The best price she got me was with Foremost (subsidiary of Farmers). Not only 1/3 less but also 1% hail/windstorm deductable compared to Hochheim's 2%. Second best price was Safeco, then Allstate.
