Newbie - Moving to Area

Spouse just retired Army and we were stationed in Texas twice. We love it and plan on moving to the college station area next summer. Have been looking at Southern Pointe to build.

Tell me the good, bad and the ugly for this subdivision we have one starting high school and one off to college.

Looking at the HOA rules we live in an HOA right now but it's not as strict.

Not going to be super helpful with that subdivision, although I do know a couple that bought there last year and love it. But, just wanted to say welcome to BCS. It is a great community!

Maybe cledus will chime in- I think he lives over there.

Homes arent built like to used to be, so do your due diligence on the builder you choose, and make sure they dont cut corners on your siding and roof. While I dont have experience in Southern Pointe, my husband has experience with some of those builders in other new neighborhoods around the area (roofing contractor). It wasnt pretty what windstorms did to some of those homes that should have been able to withstand them.

I believe there is another post about this neighborhood and the MUD taxes being high. Makes the less expensive home price not as big of a savings as you think.
My personal advice is to live closer to the high school when you can. Kids are up there so much and back and forth, I didn't want my kids on the highway headed to high school.

He has some lots in the back of Shenadoah that he will build on for you. I would go with him over the cookie cutter companies in Southern Point and his lots are close to the highschool, Highway 6 and Towerpoint Heb.

MUD taxes are a hard no when you can buy a house without.

I live in Bryan, not CS, but one thing I will say is be aware of the school zoning. CSISD zoning gets funky due to trying to 'balance' their student bodies. Also, if you go too far south you can end up in the Navasota ISD while still in Brazos county.

Take a good hard look at MUD taxes in that neighborhood and factor them into costs before you even go shop for a builder. They are outrageous.

There are many other neighborhoods to choose from. Good luck shopping for a home and welcome.

We are in Mission Ranch and love it here... Great mixture of Family ages, close to A&M and SoCS area... Moved several down almost 3 years ago. Former Army and we have several veterans just in our cul-de-sac.

No idea what your price point is, or if you have considered building outside of town, but there are 2 new "subdivisions" down OSR towards Normangee/Wheelock that both have lots for sale (these will be larger acreage lots). They both zone to Franklin ISD.

This is really good advice. If they're just starting HS you don't really know how involved they might end up being until it happens. My daughter's junior and senior years she was in band, STUCO and taking the Audio/Video classes. It was extremely common for her to leave home at 630 am for band practice and get home after 11 from working on projects in AVP. Common as in several times per week. All the AVP kids would be there or at the site of someone's shoot well after dark. We lived 8 minutes from the HS at that time and we were glad for it. Her senior year she was supposed to be reasoned to Consol but my wife taught back then so we're able to keep her in CSHS. Kept her senior year from having a 20+ minute drive to begin and end each day, at 615am and 1130pm. I don't know what HS Southern Pointe goes to but I feel like Kelsey's schedule would have made that much worse.

Wonderful neighborhood. I know the developer. Great guy. Marine Corps veteran. It's amazing what they get out of the square footage of those homes. They feel bigger than they are. Exciting new development with high end commercial coming to it immediately north of Southern Pointe. Your only downside is, it's a MUD district and your taxes will be $1.00 per hundred valuation for that, but in my opinion it's not a bad price to pay for that location and quality of development.
