Also to note, revenue had been in decline for last 12 months or so and property taxes were $280k per YEAR. Popularity and prevalence of food trucks are affecting brick & mortar restaurants. Add sister store, Chuy's, is two lots over and I believe they got a "good offer."

it was a cool spot back in the day before traffic, parking Nazis, and the Cali invasion. You could walk Town Lake, take dip in Barton Springs, and end the day listening to live music with a cold beer. The food was never mind blowing, but the experience was good.

280K a year just for property taxes....Austin's gotta have some way to fund all the port-a-johns and port-a-sinks that the city has put out for the homeless at every single overpass in town, I guess.

where did the 280k come from? $5MM times their tax rate is roughly $100k.

It was a decent outdoor happy hour spot the 1/3 of the year you can comfortably sit outside.
But getting to/thru that area is a total PITA from anywhere in the austin area and has been for 30 years.

Its still a problem. 3 major streets intersect, you're gonna sit through 3+ lights and the parking sucks. Shady lasted a long time but there are some restaurant graveyard spots nearby.

EWC is delicate. Can only go outside 3 months of the year and doesn't have the patience to wait at a stoplight.

Maybe if you were a native Austinite instead of a recent transplant you'd understand that I said Shady Grove had a nice outdoor area for happy hour (which means weekday at 5pm) , and in austin, you get about 1/3 of the year where it is comfortable to be sitting outside at 5pm drinking. All this week at 5pm its been 90+ degrees with 90% humidity. Welcome to Austin, newbie.

Meh, I went on a 3-mile hike at 5pm yesterday. Much of their deck was shaded. 100 degree heat... probably not.

RIP Shady Grove. I grew up in Austin and the Grove was an iconic place. People are wimps - you can eat there year round. I hate that Austin is a wasteland and high rises define today's Austin skyline.

Our kids (minted in 2001 & 2006) grew up going there on a regular basis. The walk through the pecan trees, even waiting to get in was cool. They loved running around on the lawn and the camper bathrooms.

The Schlotzsky's a few blocks away on Lamar closing is a bigger deal for us. That became the first kid's last day of school meal his first semester of preschool and has remained that spot until now.
