Going out that far runs you into the supply demand curve in the other side… there's WAY less supply of homes out there for you to inhabit, even though there's a ****pile of lands. People think that all that land is for sale and being developed - NOPE.
Building out that far takes time for an opportunity to arise.
Highland homes isn't building a 600 home community in Howe, as much as everyone wishes they would and then charge $350k for a house on .33 acres.
One thing people can't fathom right now is home prices aren't so much dictated my land value as they used to be… although that is driven up by the supply shortage making location that much more of a premium.
Homes in Prosper weren't selling for $275/sqft two years ago. It's not that all of a sudden everyone realizes that "hey! The tollway is rolling right through here and it's going to be 121/DNT in 10 years"
I the actual cost to build (and replace) homes has sky rocketed. Lumber went CRAZY again last week. OSB is back up to over $45/sheet.
It was $22 in early January. When the cost to frame a house goes from $50k to $150k due to commodity priced materials… there's not much you can do to defend against it.
Just gotta hope the counties don't **** us on property tax valuations because of this commodity pricing issue.
