What do you need a broker for, specifically? Also what is the need for someone familiar with the area?

Getting a HELOC is a financial transaction, not much to it really. Do you have the equity, yes or no. That's about it.

We used Amplify Credit Union out of Austin because they had the best rates.

What he said. I went online and found Frost bank does HELOCs. Submitted an app, no appraisal because the LTV was low enough and about 5 weeks later, went by one of their branches and signed the paperwork in about 15 mins

Multiple on real estate board. Steve botta jay at. Ag. Rewards and others. Have dealt wit several and far quicker answer and thoughts on other options than big banks.

Thanks all. I guess I thought this was a more "local connections" type transaction. My last heloc was through a friend so no real search.
