Deep Ellum's future could be interesting. In its previous bust cycles, I feel like people just vacated the area and businesses closed. But there has been so much money invested in Deep Ellum in recent years that I don't see that happening this time. My guess is that the city and developers will do something to get things under control.

Deep Ellum is the hood in the morning, too. I frequently ride my bike through it on the weekends and the streets are crawling with homeless and unpleasant looking people.
Deep Ellum should be enjoyed during the hours of 11am-7pm only. It's unsafe otherwise, and I don't know how the city fixes that, short of physically removing homeless people, which they refuse to do. There are big homeless camps all over that area, especially underneath I-30.

The Crockett Row/W 7th is a little different, because a good amount of those are from a combination of covid and landlords raising rents exorbitantlyAg CPA said:
Over the 20+ years I have lived in DFW it seems like DE and Lower Greenville continuously cycle in and out of crime waves. Uptown is starting to feel that way as well.
FW's West 7th is also heading in this direction; all of the restaurants and retail are closing down leaving a bar district.

Neighborhood areas should make it especially tough to get special use permits that's what Greenville Avenue did the cleanup I don't think a bar can stay open past 11 or 12. Deep Ellum is a little different due to the live music venues and they need to stay open late but there are certain types of bars and clubs that should not be given a special use permit if it all possible
