Anyone live there or have any thoughts on the neighborhood? Seems like a lot of new developments in the area surrounded by affluent neighborhoods. Access to the river trails and various restaurants/bars in the area. Curious to get some feedback.

You have Heim BBQ and Salsa Limon within walking distance so that is a huge plus.

The whole area is gentrifying, isn't it? Luxury homes one side of street and ghetto right across from them.
If you have or plan on having kids be careful which schools that area will have them in.
Impressive. that area was really trashy less than a decade ago
Schools are pretty terrible..zoned to Castleberry ISD
I don't know much about that one. I did one year in nearby Birdville ISD and felt so bad for the kids from good families trapped in that district. Wanted to take them with me when we moved.
Lots of areas gentrify, the issue is the length of time it takes to happen. If you're going to be there 10+ years, then yeah the neighborhood will likely improve significantly. But I wouldn't count it not being a block away from some shadiness anytime in the next 5 years.
