Levcor has turned over a ton of tenants in that center as they've updated so I would imagine they wanted higher rent and Pinto Ranch couldn't pay it.

Yes, lots of turnover in that strip. Pinto has a huge footprint also.

I think that's intentional.

The stores that were there 5 years ago (or even 2 years ago) are very different from what you see now. They've upgraded the center and turned over most of their tenants for more "national" brands

Very similar to what Rice is doing at the Village Arcade.

Makes sense I guess in areas that have more out of town/international traffic.

I was trying to think of longterm fixtures on that stretch of Post Oak north of Westheimer, and I think the Container Store must hold the longevity title. Impressive run. I had to go there recently to pick something up that a family member had ordered, and it did look like they had shifted into a nicer/higher end gift direction than the old stackable plastic stuff I remembered from childhood.

I know you're not serious, but if anyone else is - look up Sunwest Silver in ALB New Mexico. They have legit $600 bolo ties and much higher in the thousands of $$$. But their stuff is truly cool, not Galleria cool.

My wife is in the business and knows Sunwest well. she just showed me a bolo tie they have listed for $25,000!

I think I heard on TV this morning that they also closed their airport location. So probably not just a location thing.

Pinto Ranch was owned by Ernest Cockrell family interests. They have recently sold it...whether that is simply the name or the company itself, not sure. Cockrell had thought this would be an interesting franchise concept. They were wrong.

I had never heard of this local icon either. Western-themed galas aren't really a part of my world.

I've seen it, but I've never been in. Seems like the cowboy hat trend is growing. I thought they would get some business from that.

You could buy Rios boots there which was nice. Not sure you can get them in Houston anymore.

Love to hear this. I work very close and walk to that center to lunch most days I don't have something set up. Would love to see another solid new lunch spot.

They have crushed the recent retenanting imho. Nandos is super legit and different fyi.

Still need to try nandos. Blue whatever is a good coffee spot. K&Z will always be the place and was lunch today.

Rios makes a lot of folks' private label boots. Kemo Sabe used to use them more often before they started the "grit" line.
