We recently stumbled in to an opportunity that will require quickly relocating several hours from Houston. Our house in the heights presents a bit of a dilemma. We have a ~3k sqft historic district house on a full heights lot with a fully renovated garage and garage/apartment. The latter is an AirBNB generating ~$33k/yr.
While we've done a lot of upgrades to the main house (like all new HVAC, etc.) we haven't done the roof and or the aesthetic renovation (but we do have the plans ready and COA approval). We were intending to start the renovation later this year.
Given that we need to relocate quickly I'm thinking this might be best suited for a flipper. Listing the house and dealing with showings, staging, and a long process from afar presents some considerable challenges. Trying to do the renovation prior to selling is jumping over dollars to get to dimes given how far away we will be. It's would just be a distraction and I couldn't manage the job effectively if I was only here every couple weeks or something.
I'm looking for wholesalers or flippers who actually have access to funds. I know quite a few and most watched a grant cardone youtube video and think they are real estate tycoons. I'm looking for someone legit. If anyone has a referral I'd greatly appreciate it.
