Where to live in Midland?

I'm moving to Midland in a few weeks, and my girlfriend will be moving up there shortly after. We have been looking for places to stay, but haven't really had any luck. She has a dog (a pretty large one), so that could limit things a little. We were hoping to get to live in a new place called The Palms at Briarwood, but we are pretty far down on the list. Do any of yall have any suggestions?

I'm assuming you're looking at higher end apartments, since you mentioned Palms at Briarwood. I would suggest checking out the clusters (which is right next to the palms),Trinity Place (on Midland drive) and Sinclair Place (which is off of Midland drive). They are not new, like the Palms, but they are very nice places. Sinclair place is kind of hidden, and real close to a park. This could be nice, since you have a dog...

Unless I missed something ... they are still building the Palms - when did it say you could "possibly" move in?

Looks like a very nice place, I live walking distance from there in Crestgate.

first phase is done in January they said. The problem is we are about #500 on the list.

Wish I could be more help, the (now) many hotels in the Midland/Odessa area seems like they are being used for apartments due to the flood of people to Midland. Housing was easily bought from desperate sellers 3 years ago, now it is truly nuts out here.
According to what the neighbors are selling their houses for, our home value went up 50% in the 2+ years we have been in it.

I lived in the Dakotas at Saddle Club from 2005 to 2006. It wasn't too bad, considering it was in Midland. At the time I payed 450/month for a 1 bd apartment. The location wasn't too bad, close to work, and easy access to the loop. I also looked at the Clusters and Polo Park, both seemed to be pretty similar to the Dakotas, built in the 80's, and similar size/cost.

I left town just as soon as they started building the Palms, so maybe these other places (Dakotas, Polo Park, and Clusters) have decided to do some upgrading since there's some more competion in town now. Good luck.

You could live over here in Big Spring. Housing is a lot more affordable. No Smart A$$ jokes, as I am only making suggestions for the kid.

Are all the apartments fully occupied? I didn't think it was that bad. Other apartments I'd check out are Wildflower and Polo Park. I didn't think housing in Midland was getting as bad as you're making it seem.

They're building new housing as fast as they can. Just can't keep up with the demand.

I had a trouble finding an apartment when I lived there during the summer in 2006. I ended up staying at Aviare Place on Loop 250 across from Best Buy, Outback, etc. It was not bad, they put in new carpet and tile before I moved in and the staff was really nice and helpful. The location was GREAT, because it was right in the middle of everything. I had been planning on signing at The Clusters- they had promised me that they would hold an apartment for me that was going to be available. Well, they didn't, so I wasn't too happy about that, but I ended up with a better price and location. Good luck with your search!

Talking about the lack of housing in Midland, my dad is PIIIISSED because the apprased value of his house with the apprasal district has gone up $40K over the last three years.


He told me he spends more per year on taxes and insurance now than he did on the original mortgage when he bought the place in the 70s.

1876er, to second what Midland Aggie said, you might call a real estate agent like John Boswell at Darrell McDonald who has several rental properties he manages.

Midland City Council likes to turn down plans for new apartment complexes and every complex is at 100% occupancy except for the make-readys which are pre-leased to those on the waiting list. My office called every apartment complex in town a couple months ago and waiting lists were as high as 84 people for one apartment!

One thing to try is to stop by some of the smaller complexes and visit with the manager. Since the manager usually lives on-site and likes to have good neighbors, they may give preference to you if you make a good impression. I've seen people get bumped ahead of 20 people on the waiting lists because they would make a better tenant than the others. (I am not advocating discrimination here though.)

my tax appraisal is up 45K over the past 3-4 years, but my actual is up about 160-200K. not a bad deal. We were going to start a new house last year, but I am saving too much in taxes that we are waitin.

I'm moving there because I am graduating, and that is where my job is. I'm pretty excited. I've done the Houston thing, and traffic sucks. I'll be working for my dad.

the tax/actual appraisal is why I have not moved. I have an actual value of 350K with a tax appraisal of 250K. I had a new house that I was about to get started, but the tax difference was over 10,000 per year. That was the difference. Hell if I built the same exact house again, my taxes would go up several thousand. As long as my wife does not nag too bad, we are staying put until the tax advantage is a lot smaller. It is tough in Midland. We called our realtor when we were about to start the new house and he had a buyer that wanted to come see it before I even put it on the market. Most of my neighbors are getting offers 5-10% more than the asking price. It is nuts here.
