Buying a house in Galveston.. in the next 15+ years...

unless i really get lucky on a scratch off one day it'll be a good 15 years minimum before i could do this, but i eventually want to buy a house on the island, and not really directly on the beach... (i want something "protected" by the seawall, as i figure much of the west end will by totaled by a Cat. 4-5 eventually) what do you real estate types think property values on the island will be doing by that time, say after a strong Cat. 3-4 does its thing in the next few years or so?


p.s. and yeah yeah i know 'galveston sux hth' and what not... : )

In the past 5 years or so, the property values have doubled and more. And they'll probably keep going up. Unless we end up with a completely devastating Katrina-type storm, I don't see a hurricane bringing down the property values in town.

It is really hard to forecast the market in 10-15 years. The Galveston market has had a good run recently. The last five years have witnessed the biggest movement in the last 30 years. I think you will see property values slow down shortly and then we may see another push in 20 years. For a hurricane to be a factor it would have to cause utter devastation. I'm sure you could find a bargain. However, I believe the island will never see Katrina conditions. The water will rise and fall. We are not trapped by levies.
