Looks like they completely gutted the one on the end by 31st street and they look like they're about to get busy in the big empty department store directly across the parking lot from HEB.

any ideas?

They are remodeling the whole center to try and attract new retailers.

It did need remodeling,BADLY, but something tells me that they have wasted YEARS of rent on the old Montgomery Ward building.

I'll never understand business in this manner (i'm very pro-business, I just don't get it). Why not lower your rent and get SOME money out of that building?????? Are you telling me that some big store wouldn't have come into that center? That center is a goldmine.

totally agree Jan! We have been going to S&W for 32 years now, oldest daughter will be 29 on Friday, most of her life that building has been empty...that is a pathetic false sense of business to think an empty building is worth more than one that brings in something!

It was retail for crying out loud and has all the public needs items, bathrooms, parking and tons of space why in the world they have left it vacant and decaying is beyond reason.

I certainly brought that ratio up when I moved there. Also helped the sales of the local liquor store and also the sales of the local meat market.

Shocks me with the open retail buildings in the HEB shopping center, in the retail center that houses Staples, the new Target retail center, and the retail center on the end of 31st street where Dominos Pizza is that there is not an Old Navy franchise in Temple. Also suprised with the number of young people in the area that there is no American Eagle, Abercrombie, Hollister, etc. I don't wear any of those things, mainly because they don't come in sizes that fit me, but a huge portion of the teen through twenties groups in the area do so it shocks me some of those chains haven't popped up in the open retail space in Temple.

I suppose it's all part of that "Centroplex" thing, meaning they consider the Temple/Belton/Killeen area to be its own metropolitan region.

Therefore, it appears that they deem one Old Navy in the region as plenty, which I also don't get.

Honestly, I would think the draw of college students to TC and TAMUHSC would bring in Old Navy!

Abercrombie has some seriously overpriced stuff but you are correct it is popular with the youngers.

THey need a ScooterStore for the oldsters!!!

Jan, many times in a strip or shopping center the rents are tied together somewhat if not by contract then by demand of the other tenets.

i.e. if they rent out the wards space for 10/ft, then they may be forced to give every other tenet the same rates when their leases renew.

May or may not be the case here, but lowering rents dramatically can open up a can of worms.
