Hi, I am hoping this board can provide some insight on good places to live in Waco.

I'm mid 20s. I looked at The Retreat but the rent seems high for the area. I pay less that $900 in a nice complex in DFW currently. I'm looking for 1) good location 2) other young professionals, 3) rent < $1,000.

Thanks for reading and for any recommendations you can provide.

The "young professional" thing has me stumped. I'd say around Baylor but that's college kids. There are lots of houses for rent in the new neighborhoods out in China Spring but that is far from a convenient location.

Houses/apartments around China Spring is probably your best bet, that or maybe "downtown" but I don't know what that would be in relation to your budget.

Appreciate your thoughts. To clarify, the area doesn't have to be strictly young people. I'd expect there to be a broad age range of folks in an apartment complex like anywhere else. Are there certain areas where professionals are more concentrated?

Also willing to consider a rental house if any of you know of something that will be available between now and August. It's just me, so multiple bedrooms is not necessary.

we live out towards china spring area. Lots of new, nice developments out here. Not sure on rental prices as we own. Downtown there are a lot of new apts and loft type places.I doubt they are under 1k tho. Saddlebrook in Hewitt was last place we rented, IIRC it was around 850 for a single room, but that was 10+ years ago.

SaddleBrook, Hewitt, has a lot of mid-20 types

The Residence and Retreat at Central Texas Marketplace are probably the nicest apartments around and most convenient.

The Riviera in China Spring is nice, but the location is not really convenient at all.

Downtown has a variety of places You should checkout. A brand knew complex called Franklin Place looks nice and they get you into a one bedroom for under $900.

I would say downtown would be area number one, Central Texas Marketplace would be area 2, SaddleBrook in Hewitt would be 3rd and China Spring ringing in at 4.

downtown is where i'd choose. Quality of life is superior to hanging out in Hewitt or Kickerville china spring.

Back in my day a "kicker" was a country type cowboy/cowgirl.

It was short for sh*t kicker, or someone who went around kicking cow/horsey crap.

I'm assuming they are saying is China Springians are redneck

there is a McDonald's on Hewitt Drive and a group of apartments behind it but on Chapel Rd...it might be Saddle Brook.....those are nice but the Saddle Brook farther down Chapel and across the street, not so much.

I know an Aggie who lives behind McDonald's....I will alert him to this thread

I know what kickers are... China Spring is the furtherest from that description. I can safely assure you that there isn't one redneck truck in the school parking lot. I can drive my 2001 Silverado in there and my truck is instantly the oldest vehicle there.
