Looking for some nice, but not fancy 3-4 Star hotels or AirBnbs that range between 250-350/night.

Here's where we stayed a few weeks ago - view from our room, opens out into piazza, about a 5 min walk to Duomo. Nice morning breakfast spread

My in-laws booked it so not sure what the rate was but can find out.

We were very happy with this in Rome: Pantheon Royal Suite

And this in Florence: Hotel Santa Maria Novella

Oh, and this in Milan Radisson Hotel Blu (Location may not be ideal for you. We saw Pearl Jam at San Siro in 2014 so were more concerned with proximity to the stadium)

We stayed at the Hotel Brunelleschi in Florence last month. Amazing location and within walking distance of just about everything. I'd highly recommend a couple of hours at the Boboli Gardens…this picture is from the top looking back from the city…a great city to just walk around! Enjoy!

Right in the heart of the busiest part of town. It's basically a boutique hotel created in the middle of a condo building, which is like living like a local. We could walk everywhere we wanted to go. Do not drive here whatever you do.
