Depends what you are looking for. I am a grad student at ASU, and have quite a few friends that live just east of the campus - about half a mile. If you want to continue your undergrad experience, I'd check out the Grigio. I have some friends living there this year, and it's pretty nice, but definitely more fratty. I don't remember the names of the others - I think there is one called the quanrangles that seemed pretty reasonable. If you can meet some people through initial orientation, you might try renting a house. Phoenix got hit hard by the recession and house prices are pretty cheap right now, so you can likely find a good deal there.
