I have a piece of property in Bryan I am thinking about developing a self storage business on. Does anyone have any experience with this type of business? Looking to gain some knowledge about just about all aspects, from building the facility all the way thru operating it. Any info or contacts would be helpful. Thank you.

Not sure about self storage but bout and rv storage lots make a killing.

They've got quite a bit of educational material, and their 'Self-Storage News' magazines have great articles from time to time.

I'm not in self-storage, but many of the articles dealing with planning and building self-storage facilities are applicable for any commercial development.

I do know that prices on existing facilities have been bid up in the last several years, as money is being thrown at industrial and warehouse type properties.

If you build new, know that many municipalities have placed all types of restrictions on the new construction of these facilities. Be prepared to deal with a bunch of red tape.

1. Do your market research because BCS seems to have a LOT of self storage and people keep building more. There's a good chance the market is oversupplied.

2. Cap rates are stupidly low on sales of existing self storage properties. I suspect that will change with the interest rate hikes.
