My experience on this topic is pretty limited.

Every person that owns land in the country seems to understand one version.. "I'm not looking to buy any land unless my neighbors property is for sale". Those that have cash can act on that on occasion, then develop or sell off pieces later, hopefully with much price lift later. My family fits this category and is really a use of cash they are simply comfortable with. Side benefit is is artificially keeps spending low.

The others I've seen do well in this are decades long holds that 1) have a correct thesis on where populations are heading (i.e. 20-30 years ago heading to Frisco... 10-15 years ago heading to Prosper/Celina, etc...), or have connections to Economic Development and/or developers, that they have more direct insight into the dynamic.

interested to hear more about this from others.

If possible when dealing with acreage, try to work toward a 1-d-1 special use (ag or wildlife) valuation on the property, if in Texas.

Holding significant acreage in an area with rapidly-increasing property values can really cost you in property taxes that will eventually eat into any gain you may realize.

It's so bad in some areas that landowners actually pay to have hay grown and baled on their property.
