Closing on a new house in 3 weeks. Planned on selling about 7-10 days before but with everything going on in Iran thinking about selling in the next day or 2.

Smart move or wait another week?

Very easy decision. If you think they will open the strait tomorrow, then wait. Otherwise, the market will dip, so sell some tomorrow

I'm not a finance guy so FWIW

personally, time is not your friend. I would make eight equal withdrawals of 12.5% of the total amount and space it over the next 2.5 weeks. basically DCAing the withdrawal.

There's no need to unnecessarily overcomplicate it like this. Just take the money out and be thankful that you've found a home that you can afford and pay for. That's rare these days.

Depending on your portfolio, you can be strategic about WHAT you sell.

Put your portfolio into A.I. and see what it says to sell. Not that you blindly follow it, but you can see its analysis and why it chose what it did.

Money you needed to spend in the near term coming from investments should have been in cash or money market funds when the decision was made to spend it. The next best time is today.

I mean, how much gain/loss are we really talking about on a down payment anyway? Few hundred dollars?

You have a known, for sure event imminently happening and you need cash for it so make sure you have the cash now.

Yes get that cash in hand now. You don't want any hiccups or institutional delays happening that would cause stress or even cause the purchase to rescind.
