Seller is giving $895 towards purchase of home warranty. Any suggestions on best company?

we use a local company now, but in the past have used American Shield Home Warranty with no issues.

Pocket it and just plan to pay for repairs yourself

Example of using home warranty: AC goes out, you contact the warranty service. If you are lucky, you'll get a call the NEXT day from the repair contractor to schedule a visit. It will be at least another 1-2 days before someone comes out because you are the low margin warranty client. You have to pay them $85 to come out. They won't pay for freon if you need a recharge. They will only patch the issue with the cheapest fix possible. If you do need actual work done, they will find items "not up to code" that they require you to pay (overpay) for in order for them to do the actual warranty work.

I used Fidelity National Home Warranty. I always took a cash payout at a reduced cost so I could hire a reputable company to do repairs ASAP.

We used American Home Shield and they fully covered rekeying the house once the sellers left. It's a crock but useful for the first year. We never renewed.

This, their ONLY value is in cash payouts. Dont renew once its on your dime.

I used Old Republic and got my money out of it, but not sure it's worth it.

1. Re-key: call out fee was not a ton cheaper than direct calling a locksmith
2. Garage door spring replaced
3. AC condenser replaced. Did have to fight with them on this and have a second company come out. Took time to get it fixed, but just wife and I and we have two units so it wasn't a big deal.

I often use American Home Shield. But I do echo what most people have said. If you value your time more than your money I'm not sure a home warranty is worth it.

Old republic replaced the HVAC unit for us no problems. Would recommend
