MLS Region, is it important?

How critical is it to have the house listed in the right region when Zillow and Realtor.com allows buyers to see houses online?

Ex. House is in east Dallas but listed in Ft Worth Region MLS?

Our website lists all the cities served by each of the MLS's that we are members of. The MetroTex MLS (DFW) has a pretty large footprint. So when you say East Dallas.how far East are you talking?

I was just using DFW as an example. Realtor Im contemplating using only has roanoke valley MLS that's 40 miles away from where the house is. House is in new river valley MLS that includes Blacksburg/Christiansburg etc.

It won't matter for the consumer because they'll likely go to one of those websites. However for the agents doing a search or blasting out alerts based on a certain criteria it won't pickup on there.

I think it would probably make a difference. A small one, but that extra 5-10% of eyes on it could mean thousands of dollars for you. If you want to use that agent, maybe suggest that she do a co-listing on it with someone that's in that MLS? I'd be willing to do that for sellers (and their agents) who are outside of my markets.

Not a great example as the Dallas and Fort Worth MLS is the same.

NTREIS is the MLS and it covers a huge swath of North Texas. Sometimes however you will see something listed in there in College Station or other areas. I would guess that it is not ideal to only have those listed in NTREIS as the agents that are going to work those listings (showings, etc) are in B/CS and don't have access to the MLS in DFW.

Agents don't like when non-members come into their markets. The electronic keyboxes, are not accessible to the non-members and some agents will not pay those guys as "cooperating" brokers the full 3% as they are non-members. Rules are changing about that however....
