Sold my House. Now What?

Howdy Ags. Looking for a little advice/direction.

I bought my first home in Spring, TX in 2014 for $145k. It's served my family well, but we decided to try and take advantage of the insane housing market while also moving closer to my daughter's school in The Woodlands. Thus, we decided to sell and we are scheduled to close for $228k on September 30. After agent fees and principal paydown on the original loan we are looking to profit about $95k off the sale.

Now, with how hot the market it still, we are priced out of homes where we want to live. It's fine, we kind of expected this, so we're about to sign a lease on a townhome for 12 months to do a little wait-and-see with the market and the economy.

We now have some money to invest and we are looking to trying real estate, especially in the Conroe/Woodlands/Spring area. We're not flippers, though that's an option on homes that won't require a ton of work. We'd be interested in investing in new condo complexes, or apartments that are converting to condos, and purchasing a unit or two that is cheap and lease them out. We're also interested to see what other investment options are out there for us.

I'm former USMC and we've used the VA 0% down loan in the past and will again in the future to buy a primary residence.

If you don't think the market is ripe to invest in a primary residence, I can't imagine why you would still think it's a good idea to invest in speculative real estate.

Congrats! I am retired military as well and now a mortgage lender. Make sure you work with a lender that will guide you to the best loan product. A VA loan doesn't always make sense, but is a great program to have in your pocket if everything lines up. It really is a case by case basis. I do lots of VA loans for people, so dont think it is a bad product, but depending on your situation there could be more fees than you realize when you add in a funding fee.
