Pier and Beam Foundation Requirements

Have rent house, needs to be leveled.

Company A is telling me that my piers are 'out of code' and need to be 6 feet apart - existing piers are 8 feet apart.

they tell me that FHA/VA requirements state that they will not loan on a property unless the foundation is 'code'.

I've briefly looked at the HUD foundation manual and can't find anything about pier spacing.

I agree that the house needs to be leveled, but what about this issue of the piers?

what say the crowd - especially the great lenders on here?

Would not think you'd need to convert to 6'. I'd get a second opinion.

If you had steel beams sitting on drilled piers, your allowable span might be 15-20'.....point is, that insurance company doesn't know how your house is framed which determines pier spacing. If you have larger sill beams then they can make a larger span, depending on deflections.

Depending on soil conditions (and if you don't have true subgrade piers) then 8' does seem like too much for a "typical" wood frame. City of Houston likes to see 5' on centers before they want to see an engineer involved. But I'm surprised insurance co. has this 6' max as a metric.

Ask Company A to site the code. Also, if it's grandfathered.

Move on. VA/FHA appraisers are not crawling into the crawl space to measure the distance of the piers.

FHA VA financing has extra requirements and hoops to go thru that are above and beyond actual code requirements. pier spacing is based on the beam depths instead of adding piers it would be much easier to sister frame the beams if it wasnt "in code"
