Under contract on a house - there's a leak

We are buying another small rent house. Nice overall condition negotiated down just a hair on the price for a few things we can repair - no glaring issues. Title work should be done today - closing could be next week.

Due to paint shortages here, we asked our realtor to let us in yesterday to see what touch-up paint they have in the garage so we can see if what we need is available. Went in & there is a leak under the sink. We saw it when we went in to look at the house about 3 weeks ago & we notified their realtor. In the mean time, it looked like it was the hot water side to the dishwasher & we turned off that valve. Obviously that wasn't it, but obviously they never went in to check it, etc. Now the bottom of the sink base cabinet is pretty wet & we're not sure how much water is under that bank of cabinets. There was some water on the kitchen tile floor, but not too bad. Our realtor took some fans over there & was going to discuss with the other realtor.

Question: what do we do about closing? Obviously they need to get in there to see what the problem is & fix it. Would the easiest way be for them to cut out the toe kick to see is there is water under there & if so just use fans until dry?


edit: the water on the floor looked more like it was coming from the soaked cabinet - not from underneath.

Wait the weekend out to see if it dries. She said she went by today and it looks & feels dry so she's leaving the fans there & on. I told her we'd want to get in with a moisture meter at some point before closing to check out everything we can test.

I would think that the wood/drywall in that area will show moisture for quite a while, even if there is no new leak. Could be wrong though.

Leave the toe kick. It'll be easier to cut the bottom out of the inside of the unit then.

If no one is living in the house, can you not ask to turn the water off at the street?
