Hey yall,

I didn't know where else to post this, Im in need of a $1 million general liability policy for my LLC but have run into 8 dead ends so far. Any recommendations are much appreciated! Ive been thru all the major insurance companies and several independents and have been rejected by all.

My LLC owns several rental properties and the LLC is managing a large ranch. The owners require a policy for management but the combination of ranch and rentals or the size of the ranch scares off all the under writers.

Does anyone have any suggestions of where to look for a policy? Any independents on here with some leads?

I have also thought about just sucking it up and creating a new LLC for the ranch management. But The ranch management is semi temporary for now.

Again, any help is much appreciated!

That combination of activities under the same LLC is going to be a problem and will probably have to be split out if you've hit that many dead ends.

Texas farm bureau for the ranch, separate company for the rentals?

Matt must understand how Surplus lines works. This is not a hard placement. Dealing an Independent Agent is always a plus.
