Property I'm managing in the Waco area has an old site that is adjacent to substation with 2 ERCOT transmission lines. We are looking at long term lease or outright sale of about 60 - 200 acres.

I've done some research and this type of property seems to be pretty highly sought after but I'm not sure how to get to the right audience.

First step is to contact the electric company and find out how much power is available. That substation could already be at capacity, or it could be grossly overbuilt and starved for customers.

Once you have it tied up you could talk to some of the data center developers (Stream, Skybox, etc) or maybe even some of the REITS. CBRE has a Data Center team in Dallas that could probably help you out as well if you wanted to go that direction.

Here is a story on one of the Chinese bitcoin mining companies looking for anywhere to plug into the grid. The Alcoa electrical infrastructure was already there so it made sense.
