How long do you want to ignore this user?
How soon after closing on a house in Texas can you do a cash out refinance?

Internet says 6 months. I called one mortgage company and they said 1 year. Another mortgage company said they weren't sure and that they will get back to me.

If the previous refi was a cash out then you must wait 12 months for another one. If the refi was just for rate and term then I need to double check but I don't think there is a waiting period.

If I understand your post you recently closed on the purchase of the home. Did you finance less than 80% of the purchase price?

It was a new bulid with a price that was locked in 2020 in a up and coming area. Due to labor and supply shortage the bulider took longer than expected to complete the house. Looking at recent sales, my house value has risen about 53%.

Understand it is six months before you can CLOSE but not from when you start the process. In other words, you can lock in a rate/start the process before that 6 month mark. Also, the posts above assume a conventional loan as those are Fannie/Freddie guidelines. If you loan would be above the 647,200 loan amount then the requirements would be up to each program specs which might be different.

Jay is correct. You can lock in and get working 45-60 days in advance and close after the clock expires.
