Anyone here know about this lake and area about 25 mi north of BCS. I know the lake is owned by the water company and there are a set number of lots/property owners around the lake( less than 300) but I'm trying to figure out how to take a personal look at the area and also is this mostly just fishing camps or are there a fair number of permanent residences there. It seems like it's a bit difficult to find info.

Very heavily permanent residences. If something does come up, house or land, it is very expensive and gone in a flash.

Thanks for the response.

Expensive is a relative term.

So how would someone get a look at the area? I assume access is very well controlled. As you point out there are zero properties currently available as best I can tell. I feel like that's probably the only answer, watch it like a hawk and schedule a showing when a property is listed

clyde accord is a public road around the property. it is on the driveway side and the back side of the lots, so you really dont get many views of the lake.

Thanks!

Looking at a map that looks to cover the south side of the lake residential area. What about the north side?

It is & always has been. I grew up in Bryan. We never had a place there, but friends did.

Keep an eye on the listings and jump on them fast. A good chunk of the homes are going word of mouth through private sale. Many of the new owners are buying old fishing cabins, leveling them, and building new homes, especially around the ski area. Ski area is a decent size, but gets crowed on holiday weekends. North end of the lake gets very shallow.

Where is the best place to watch for listings? What you suggested is what I was thinking , buy lot with a camp and either level or build around it.

Don't care about skiing but do care about fishing.

You can keep an eye on the typical listing sites, Zillow, Realtor.com, Lakehomes.com, etc. To find the private sale a lot is about who you know, or drive around looking for the for sale by owner signs at the lake. I hear of one every once in a while, if I hear of one soon I will shoot you a message.

Thanks much. I drove around the lake a few weeks ago but didn't see any for sale signs. Looking at the Franklin realtors websites once a week as well.

Spent a few of the craziest weekends of my life there in the 90s when I was at A&M.

Already talked with him. He didn't act like he was very enthused about it because my wife is a realtor and is representing me so there's no $ in it for him. We just told him to
Let us know if he had a listing there . I understand his point. I feel like there's probably a way he could get compensated by making a buyer aware of a listing even if it's not his listing . Some kind of finders fee arrangement perhaps.

He was helpful. Not saying that he wasn't. He gave us the lowdown on the area and how things generally happen in that market.

It's outside my wife's MLS area FYI and it's somewhat expensive to add the area.
