I'm not sure what type of professional I need to speak with but I'm looking at buying/building a cabin in Broken Bow as a second home/short term rental. I'm looking for help on whether I need to form a business and how to structure everything. Up til now I've always done my own taxes but that will change I think.

Appreciate any help.

Not an attorney, but I did speak to two different attorneys before purchasing my rental property. Both recommended that I purchase the rental property through an LLC for separation from my personal assets in the event that am injury occurred to a tenant while on the property. Hope this helps.

Following this thread as well as I've been looking at doing the same as OP. Not to hijack but does anyone have an opinion about the STR market in broken bow becoming saturated?

My wife and I built a cabin in Broken Bow in 2019. We live in NE Texas and structured ours in a separate LLC to keep it separated from other businesses and personal property. You should also look into "Opportunity Zone" investing if you're going to build there. Broken Bow/Hochatown are located in an Opportunity Zone, meaning that if you hold the property for 10 years or longer, you can basically sell it tax free. Look more into this though, but it is something I would definitely set up with it.

BigHead04: They have been building nonstop for several years now. They are breaking ground on new cabins every week and they don't see it slowing down. Choctaw Nation also announced this week that they are going to be building a huge casino/resort in Hochatown which will bring in even more tourists. The rate that the area is growing is insane. The downside is that prices to build and/or buy have increased astronomically in the last several years. If I could do it over, I would have built 5 at one time and sold 2 to pay for the others! Also, I'd recommend either building a 1, 4 or 5 bedroom, NOT a 2 or 3 as they don't rent out as well.

If you are looking for advice on how to limit personal liability then you need to speak to an attorney about setting up a business organization.
