Are realtors able to access past sales data on raw land?

Looking at buying some property in Stephens county and there's a an adjacent plot that recently sold. Is this reported to MLS like homes are? Thanks!

They are here in East TX - we got some comps for a piece of property we hope to close on in a couple of weeks.

edit: It would have had to be listed in the MLS - not off market.

If the assessor hasn't posted the data on their website yet, you can always call their office, and ask them what the sale price was.

Texas is one of a handful (4?) of non-disclosure states, so the CAD doesn't know what anyone paid for a property unless the buyer or seller is gullible enough to tell them after the fact.

Really? I don't review anything in Texas so I'm uninformed on their system, or what mass appraisal model they use.

Posting prior sales data helps immeasurably with valuation though, and may reduce the risk of over/under valuations. Property taxes are pretty crazy out there though, so I think I get why this data isn't shared.

Just a minor addition. The state cannot compel you to share the sale price. But as part of being a Realtor (TM) you have to give to your sale information to the MLS.

This is where the cease and desist to the Dallas? CAD came from because they were relying on comp ranges in their estimates to solidly their appraisal arguments.

Also, this was part of the appeal of pocket listings before they got banned. One brokerage firm did both sides of the deal and was able to keep the property from ever hitting the open market. Kept some confidentiality for the price of probably not getting the top dollar.

Where I'm at, realtors are fined for not posting sales/listings in the MLS. One market area is definitely not like the other.
