When do A&M student typically renew their leases?

I bought a rent house in College Station last year that was already leased. The lease is up in August but I wanted to get a feel of when I need to start talking to the tenants about their intentions for next year.

Most student housing is leased from Aug 1st to about July 20.

It is not too early to ask their intentions for next fall. You should probably be advertising for next fall by Mar 1st but check your lease. It should tell you when you can start showing it.

Now. My experience is that you need to get them to commit by 2/15 and if they don't put it out there asap.

I own/manage 10 units in Bryan. Until I started Pre-Leasing, my rental activity was stressful in June and July!

I now Pre-Lease for July move-in starting in early Feb. My students either renew in Feb for another year beginning in July or the unit goes on the market and I begin showing the unit.

Several advantages:

You are showing an occupied unit and if kept clean shows better than empty.

You have the advantage in price control as you have time on your side, wait till July and you are cutting rent prices to insure you don't miss the student rush.

Little to no turnover cost. My leases either end 30 June or 15 July. If someone needs or want a 1 June move in, I simply ask the current tenant is moving out a month early is possible. Many students finish up in May and are willing to do so. But if I don't need it for an incoming tenant then I don't allow a move out early without paying for the month.

Once I started Pre-leasing, all the stress in filling the unit is GONE!!!!!

can the tenants go month to month if they've fulfilled their lease or is that not a thing any more? my son rents in CS

I signed a few homes of leases before Thanksgiving 2021 for the upcoming Fall Semester 2022 (August 1st move in dates).
