Looking to buy a lot in a residential neighborhood in Spring, Texas. I need to shop for a loan. Who on here can offer one and at what rates? Excellent credit.

The problem is most banks(local ) do not do land/lots loans without exit strategy nailed down.
There is no "mortgage product" for vacant lots unless part of construction loan.

As a private /hard money lender we do them for spec builders at times, but you wont like the 10-12% interest rate rate for 6 month loan. (50% down pymt).

I would keep checking community type banks .

OP: Brenham National does lot loans even if you have no intention of building any time soon. They only look at credit and debt to income.

Really not true. Different lenders have different niches and several options exist for a lot loan mortgage product.

Thanks for the replies. I have enough liquid investments on hand to pay cash, I just don't want to sell my assets, if I can borrow cheap. FWIW, I'm planning to build on the lot shortly after the purchase.

We closed last month on a lot. We searched quite a bit and ended up with round top state bank of all places. Super friendly, easy to work with. Require 15% down and 4.5% interest. It is a 5 yr ARM but no problem for us as we are building this year.
