Are starter homes in a town of 13k really going for 200 per square ft? I know the market is nuts but this seems unsustainable.

-Writing a paragraph free of grammar errors
-Sending out one email that says, 'Highest and best offer' followed by a poop emoji and the phrase "or get off the pot."
-Telling his sellers to take the obvious best offer on the table.

I would tend to agree with you on listing in the current market, but for many folks, they absolutely need guidance when dealing with the onslaught of offers. They definitely need a guy like him if you are searching in this market. I used Cody about two years ago for a listing and purchase during the initial uncertainty of COVID and he worked his rear off when the 1st deal fell through and then getting it sold in the early stages of not enough masks and hand sanitizer.

He is highly skilled at his job and definitely checks all the boxes of a full service realtor. I will use him again when the time comes.

I don't doubt Cody's skills or tenacity. I struggle with the rigid compensation structure. It is way out of line compared to any other industry that has gone through an information availability revolution.

Jamie with Red Pear did all of those things for me. Worked just as hard, pulled comps, navigated negotiations well, and made sure our contract protected us as much as it could as buyers. And he did it all for 1% commission. The other 2% was given back to us and we used it to pay for closing.

The total amount of time Jamie spent with me was probably 20-30 man hours on phone calls, reviewing docs, and going to showings. He still made out at over $150 an hour. Thats an incredibly high hourly rate in any profession.

Cody took a years worth of equity out of a home in a market that is so hot that the homes sell themselves in spite of any action or inaction by the realtors.

To be fair, none of us have any idea what compensation arrangement the sellers and Cody have.

I fully understand and agree with you MEEN about the traditional fee structure. Red pear will be my first call on my next move.

Pretty unfair if you ask me. My wife and I used Cody back when the market was cold. He helped buy our first house, sell said house and buy the second one. He made peanuts on the first house and reduced his commission on the second.

Every industry goes through a windfall period and I don't blame realtors for trying to make a mint right now. He'll, there's hardly any inventory so I bet most of his work goes into finding something to sell.

At the end of the day, we just need to remember that we are all just good Ags out there working hard to provide for our families. There's something significant to be said about someone's ability to choose who to represent them in one of the few things (most likely) they will do in their lifetime.

My preference is they just choose a hardworking Aggie, whether it's Cody, Jack (aka flyingaggie12), Jamie and I or any number of other Aggie realtors out there. I'd much rather see it be one of us then someone else who's not an Aggie or promotes our values. Aggies help Aggies and I know that's something that we all try to uphold.

There are literally dozens of choices out there in major markets for flat fee or reduced fee listings. Same case with buyer rebates. Listing fees have always been negotiable. Not really sure what's so "rigid" about that.
