Anybody in Montgomery Co gotten their appraisal through MCAD yet? When do they typically update it on website?

I'm not in Montgomery County, but get ready to hold on to your ass. The Bat Signal has gone out from Austin to all the appraisal districts to 'pre-prepare' those they 'serve' that things are going up in the neighborhood of 30%.

Now, will the taxing authorities reduce their rates by 30%? Do you still believe in the Good Tooth Fairy and Santa Claus?

Yea I'm terrified bc we closed on our new build in Aug of 2020. And houses in the neighborhood or now being sold for crazy amounts already. I'm breaking out the lube already.

I'm sure the appraisal districts will try to break it off in us as much as they can. But just remember that per Texas statute, they cannot raise the assessed value more than 10% in any given year on a homestead exempted property.

You have to fight as hard as you can every single year. Just one year of an exploding market value means you'll be paying 10% increases indefinitely.

I had one year the appraiser at my informal hearing basically reduced my appraisal 10k just to appease me even though she really didn't have to.

I knew I didn't have much to stand on even though I tried hard (and nicely) to convince her, but 10k is better than nothing so I took it and ran.

MCAD is showing 2022 values now. My market value was up 33%, and appraisal district value was up the max 10%.

Yep same here, but no way for me to fight it and be successful, being that a house that is 1000 sq ft smaller just sold for 25k below what our appraisal came back at. We're doomed gonna be the 10% max from here on out

I was shocked at my county value. It was 50k more than I estimated. And they sent comps too. That was a first in 25 years in the house.

I've been hit with the 10% max now 6 out of 7 years.

Our home in GCP got the full 10%. Mortgage company now projects a significant escrow shortage (taxes & insurance) so they've substantially increased our monthly payments. Anything I can do here?

I just opened mine, yowza! And there is no way to fight it because the comps around me have actually sold for higher than MCAD is appraising.

Not much you can do. If you have z22% equity you can opt out of the escrow account and just pay on your own. About it

Only thing to do is make lump sum payment to escrow to counteract the increase in taxes.
