Advice for realtor contact? - Buying "Ranchito" in Rocksprings, TX

Stress the "ranch-ITO" part.......I am considering a small recreational land purchase in Rocksprings. Primarily for hunting, and cool weather camping with the family, etc.

+/- 80-150 acre budget. I'd strongly prefer to NOT be in a canned/subdivided neighborhood, or have any HOA or deed restrictions.


Do you have a referral for a realtor I should consider before I contact a random? I'd prefer to use someone that has experience in land only transactions....to keep me out of trouble. Thanks for your help!

I'd love to help you with your search! I've bought and sold lots of land across Texas in the last year, both for myself and clients. You definitely want someone who knows what they are doing with land, because its not like buying a home in a subdivision. If you have young children and plan on bringing them, always hunt with them and carry down there. Lots of encounters with illegals while hunting as of late.

Wow, that far from the border? As the crow flies, the Concan/Leakey/Frio river area is not much further inland and I doubt the folks recreating in that area give a thought to illegals passing through. Most folks think that is just a problem on the border.

Frio and those areas are like going to Katy or fulshear. Populated and lots of activity. Illegals aren't hanging out there. Where you are talking about, 150 acres is just another piece of rock, nestled between tens of thousands of acres of wide open space inhabited by goats. They usually pass through. Where we were, we had 30 deer blinds on 9,000 acres and you had to make a bit of noise when going up to them so you didn't surprise anyone. It's not like there were illegals in all of them. I jus mean, you don't know which's ones and occasionally some dude with a backpack would pop out.

FIL bought 50ac around RS last year. Conveyed with a couple old campers and advice was just leave em empty and unlocked or they will break the doors when passing through.

Just 2 weeks ago the back door was kicked in again although nobody was there at the time. We have a seperate bunkhouse next door with food, water and A/C that we leave unlocked but it apparently wasn't good enough…..

We're abt 10mi west of Rocksprings on 377. Chance Greene would be my realtor recommendation, local to Rocksprings and a really good/honest guy. Office is right in town.
