Being a landlord is always interesting, so I'd love to hear some of your favorite stories about tenants - good or bad. Here are some of mine:

  • I had seen a pregnant cat on the property at one point, but didn't think anything of it, as we had a couple strays running around the neighborhood. Turns out, my tenant snuck the cat into the rental and I didn't find out until his rent was late and I had to go in to post a late notice. There was cat **** everywhere and six kittens running around. Within 10 seconds I was covered in fleas up to my thighs. Ended up evicting him and it took four flea bombs to kill all the fleas.
  • Was showing a unit to a prospective tenant. he proceeds to tell me he can only afford half of the rent, but if I agreed to discount the rent, he would agree to have sex with me whenever I want.
  • During another showing a prospective tenant tells me straight up he's cheating on his wife and needs a sex pad for his side chicks.
  • Rented a unit to a friend who was in a bind (big mistake, big, huge). He got behind on the rent quickly, so I went in to post a pay or quit notice. The unit was filled knee-high with garbage, clothing, and other personal effects. There was meth, weed, and five or six pipes and bongs out in the open. The pay or quit notice changed to a lease termination notice. The upside of this story is that it was the motivation he needed to get clean and sober.
  • Rented to a nice young woman who was super gorgeous and was the perfect tenant on paper. Within two hours of her moving into a brand new unit, she called me complaining about the bathroom plumbing. I went up to take a look and it turns out the first thing she did when she moved in was drop a MONSTER deuce and used about a half a roll of toilet paper. The toilet was clogged so badly it took almost an hour to clear it out. She ended up being a pretty good tenant, but started paying late consistently after about 9 months. I refused to renew her lease and received debt collection notices at the unit for two years after she moved out.

    My favorite story.
    A College student and her Mother show up for an appointment to see one of my properties.
    The Girl is driving a nice BMW.
    The Girl loves the house. Mom decides that she will not co-sign the lease unless we repaint the entire inside of the home to a color of her choice. I say no thank you.
    She calls back a couple of hours later and had decided the current paint was fine and is pissed that I had already leased it to another student.
    I take great pleasure in telling uppity people that, that ship has sailed. The frustration in their face when they don't get their way is priceless.

    Nothing real crazy, but just evicted a tenant. She actually showed up at the hearing. She told the judge that she didn't feel that it was fair that she had to continue to pay rent while she was looking for another place to live. Judge pretty much laughed at her and immediately ruled in my favor.

    I used a property management company when I first got rentals. They sucked so I eventually dropped them mid lesse. That lease was to a single mom of 3. The property management used her married last name on the lease.

    Once we began interacting with her we got her full name. One google search pulled up some hardcore porn, only fans, etc. My wife and I had a kick going through some of it identifying where in our property they were taking place.

    Guess she made enough because she was never past due on rent.

    I'm new to this but 2 months in to my first tenants 2 year lease they asked me about breaking it and moving out because the suburbs weren't for them. I guess they had a change of heart when I laid out what it would cost them. Of you're moving to a new city and are switching from city life to suburbs, why on earth would you sign a 2 year lease.

    My favorite story

    Good relationships with all 4 tenants and they pay on time and seem to care about the property. If they are gonna pay late they let us know ahead of time.

    We had a "hot for teacher" tenant. She got fired for inappropriate contact with a young student. Not in our apartment .....that we know of.

    Had to evict a tenant (she came with the property) because she refused to pay any rent. She knew the process better than we did and said no way we could get her out with kids. Almost came to blows in the yard until Mrs. Schwack yelled out "I'm gonna call your parole officer" - she started moving out that day. Did we know she had a parole officer? No, but it was a good guess.

    I had a rental used as a stash house.

    Dude would show up at 10-11pm every so often and drop cash in rubber bands.

    Took a while to figure it out. When I was trying to get him out someone did the work for me via kicking door in and leaving empty shoe boxes everywhere.

    When I cleaned up I found rubber bands, shoes boxes, and cut open 'brick' (empty with no drugs, and a couch Nothing else.

    Not me but a close friend had a rental outside of Denver in a nice suburban neighborhood 12 or so years ago, the tenant used it as a grow house. I was visiting him and we had to go check on something on the outside but you could look down in the basement windows and see the grow lights in every room. I think he and his wife let them stay because they were never late on rent and never caused issues since the person didn't technically live there.

    Potential tenant came to view the property and she said that rent wouldn't be a problem. I asked her what she did and she said she was a full-time mom. I asked how she would confirm income and she said she was waiting for a settlement. I said, "oh, that's interesting." She then offered up that she was suing her current landlord. LMAO

    Perfect tenants, boyfriend and girlfriend in their 50s, great for the whole year no problems. Renew the lease,
    In the First month of the renewed lease they get behind on rent and girlfriend moves out due to domestic issues and guy falling back into alcoholism. Now I'm stuck with only one tenant who can't afford the rent. Working with my property manager we offered him an easy out get him out quickly without eviction but he said he's good for past due and future rent payments. My property manager is posting eviction Tuesday if the past due payments are not received tomorrow (Monday). This expectation has already been set with him by the property manager who has a built up a good relationship with the tenant, so I don't think he'll be surprised by the notice if he misses the payment.

    I really am sad to see how alcohol can destroy people. I do feel bad for the tenants, but him getting into a place he can more easily afford now on his own is the best for him and everyone else. He believes his son (apparently a wealthy self employed business owner) will help him cover the rents, but now he is a burden on his son, and who knows if they are on good terms and how stable that relationship is.

    Had a tenants friend use the tenants lease to fake a new lease in his name. Used that to get BTU to put utilities in his name. This was in July. Great timing for the AC to stop working but they still lived there for a couple more weeks.

    Tenant shot himself in the stomach on purpose. Damn bullet went through him, through a wall, and then broke the perfectly good bathtub. To make it worse, CSPD detectives kept coming by the house looking for him for two years after he was gone. New tenants would freak out every time.

    I had a pretty stable tenant living in a historic house who didn't understand that they weren't built with insulation back then and liked to complain about it every winter. She and the guy she was seeing finally decided to move out to start up a water jetpack company in Myrtle Beach. Dunno if it worked out but it's a pretty random thing to decide to go do.

    The one at the other place was some kind of art student who had a crap-ton of cactuses. She used to post pictures of them on reddit and I knew it was her because I recognized the place in the background.

    This wasn't a tenant, but some AirBnB guests from Australia. They were mid-20's, had good reviews, and booked for 7 nights.

    When checkout time (noon) came, we checked security footage and they had not yet left the property. Pressure is on because we have another guest checking in that afternoon.

    We gave them until 12:30 before we started knocking. We knocked repeatedly ... no answer. We knew they were there, but maybe in the shower ... sure ... that's gotta be it. 12:45 comes we knock again. Finaly, one of them answers the door and seems to have absolutely no clue they were supposed to check out at noon. We can see through to the bedroom where the other guest is still lying in bed. We tell her they have until 1:00 to leave.

    1:00 comes, and still nothing. We wait until 1:15 and knock again. No answer. AirBnB does not take kindly to holdovers and their guidance is to call the police on a guest who won't leave. I'm not quite ready to do that, but by the grace of God, the next guest notifies us her flight was canceled and she wouldn't make it in until the next day. Finally, at 1:45 they drag all their stuff out to the curb to wait for their ride.

    When I entered the unit, the first thing I notice is the stifling, spicy stench of BO and that stale cigarette smell people's clothes emit (they had not smoked in the unit). There's garbage and liquor bottles everywhere, stains all over the rug from some red liquid, and bottles of Ativan on the coffee table. Place is just filthy. Then I get to the bathroom where they had ripped the towel bar out of the wall, leaving baseball-sized holes, the shower curtan rod was pulled down, and the toilet tank was completely shattered. They had pulled the linens off the bed, along with the (waterproof) mattress cover to soak up the water in the flooded bathroom and had been sleeping on the bare mattress, which had also taken on the spicy BO scent. Bloody pillow cases and pillows were thrown in a corner.

    The guests were still out at the curb, so I took the bottles of Ativan to them and asked if they had planned to talk to us about the damage. Blank stares. Okay, I'll just file a claim with AirBnB and take it from there. Within 30 minutes the guy is sending me all kids of threatening messages and claiming the building is dangerous and not to code and how he's going to sue me because he got hurt in the bathroom. I told him to feel free to have his attorney contact me and sent him information on how to file a civil suit for damages in County District Court.

    Five minutes later he sent $500 to pay for damages and I spent all night repairing walls, painting, installing a new toilet, cleaning the mattress and ozoning the **** out of the place.

    They were adamant they did. They came over to a 4th of July pool party we had and were raving about it. It was one of the biggest WTFs ever. It was clearly driven by the wife as she was the one that emailed about it. The ultra rational engineer turned pilot husband im sure had a lot of sense to talk in to her to get her to step back from that ledge.

    FB comes in really handy sometimes with that type of info. There are some local pages/groups that are full of people complaining about their landlords & asking about legal stuff/help. LOL.

    We tried an AirBnB last year on one of our houses. We had a couple contact us about coming to town for a funeral. We were no pets, but the house did have a fenced yard and could accommodate a small pet & we felt like they seemed reasonable & were in a bind.

    We had a camera on the driveway (it was listed) - we saw them check in with their one small dog, a kennel, etc. Next day we saw another 3 people come with TWO other dogs. They of course lied and said they didn't stay - just dropped some stuff off. Nope. Cars there all night, out walking the dogs at 3:00am in the front yard (not picking up poo) and when they checked out, there was dog vomit on the floor in one room, dry dog food all over the kitchen floor & the cleaner said dog hair on the pillows & beds.

    They denied everything & said they'd leave US a bad review if we reported it. That was it for us. Too much trouble. We went back to year leases - people lie too much.


    Oh, and..... they were from Austin.

    AirBnB prohibits extortion reviews. All you have to do is be able to prove they broke the rules and you can give them the boot.

    We've been on AirBnB for almost 5 years now and our experience has been really positive, with a handful of exceptions. Thankfully we've never had to to get to the point where we booted someone mid-stay (and I hope it stays that way). We have one bad review from a guy we asked to move his vehicle up 2 feet so the trash could get picked up. He was apparently very offended by that and it ruined his ENTIRE stay.

    We owned a vacation rental for eight years. The damage incurred was usually pretty basic ... shower heads/faucets, towel racks pulled off, etc., etc.

    But one renter split the toilet seat -- one of those wooden ones with a hard plastic shell -- completely in half. Like it had been cut with a chain saw. The seat was still attached properly to the toilet. Not sure how that happened and don't really want to know.

    At least once a summer, we would have a guest who dumped sugary soda cans in the outside trash and then complain to the management company that the house was infested with bees. The first time, the management company sent a bee exterminator to the property (at our cost). I agreed because I thought we had some kind of hive in the wall or something. When I realized later what was happening, I bought a can of bug spray and would tell the management company to tell them to use it.

    The management company charged us every time they had to go to the house for a guest complaint, which really added up. One guest had a kid who locked himself in the bathroom and couldn't figure out how to undo the lock ... that cost us $50. Uggh.

    We also had a lot of theft ... little stuff. Bottle openers. TV remotes. Knick knacks. Frustrating but what can you do?

    I had a friend years ago who was putting his beach house on the rental market. He wanted to stuff it full of beds and list it with the maximum number of guests it could hold; the management company told him to minimize the number because people always lie about how many their group contains.

    Our approach was to assume everything in the place could be damaged, destroyed, or stolen at any given point. We took a very edited approach to decor. Simple artwork, nothing custom or expensive, and a few ornamental things to liven the place up. IKEA , big box stores, and Wayfair for furniture. The only things we've ever had stolen are a wine opener and some chip clips. That is, of course, not counting when people take more of the consumable amenities than they would have used during their stay (i.e. detergent pods, tissue, toilet paper rolls, etc. Weirdly enough, that's called "poodling."

    Years ago when my wife and I both traveled a lot for work we rented our home on AirBnB. In the few times we were home when it was rented out, we'd just move into her parents house or take a quick vacation. Can do things like that before kids.

    But we never had any issues. We marketed our house as higher end and priced it as such. We had a couple forks and things like that go missing, but just assumed they accidentally threw it away when cleaning plates. We had someone break a decor item but they bought us a replacement. We didn't do auto accept and rejected a lot of people. Lots of obvious house party schemes, a couple bachelor/bachelorette parties. We even had one offer to let someone stay there in exchange for VIP access to some hot new club.

    We stopped renting it out when an expat stayed there for a couple months while in the states. I assume his company just paid for it, but they weren't even there most the time, just used it as a home base. From Houston took trips to San Diego, Michigan, etc. That was a fat check but just wasn't worth it to us anymore.

    Yeah, but the hassle of sorting it out for us would not have been worth it.

    I know it does work for a lot of people - it just was too much for us & the single family rentals do great here with very little effort on our part.

    I had a tenant one time who liked to entertain a lot of, um, "unacquainted" late-night guests and occasionally mid-day guests, too. This would not ordinarily be a problem, and good for him for satisfying his needs, but he tended to be rather, well, loud when entertaining guests. I could be doing some yard work on a Saturday afternoon and suddenly my backyard sounds like a porn set.

    It wasn't the sort of thing I felt comfortable talking to the tenant about, so I just let it go and had a few good laughs over it. However, I was a little bit concerned about him having over strangers at all hours of the night and the potential safety issue it created. For starters, I didn't like strangers on my property late at night because it makes it harder to discern who is a guest and who is a criminal trying to break in or steal something, and secondly, I was always a little bit concerned he would invite the wrong person over and it would end badly. I have no desire to deal with dead bodies in my rental.

    One night I'm up late doing some work in my home office and around 2:00 AM I hear faint screaming. WTF? I walk outside and realize the screaming is coming from my garage apartment. Yes, it was loud enough for me to hear it inside my house. I start to wonder if my fears about his safety have been realized and I grab my phone in case I need to call the police and my gun in case I need to deal with someone. As I walk closer to the garage apartment, the screams break as he says, "Ahhh, it hurts ... it hurts ..." and things quiet down. I realize he's not being murdered, he's just having more of an experience than he was probably expecting. Okay, nevermind, back inside.

    The next day I see him leaving the apartment to go to work looking just as happy as ever. Last I heard, he's doing porn for real now.

    Had our house listed for lease and met a "father / daughter" from Louisiana rolling up in a beat-up Suburban. They look around quickly, don't ask any questions, and offer me a year advance rent payment (over my asking price), cash, and said they don't want me bugging them. I wanted to ask them if they were florists, as I kindly showed them out.

    Have you considered the possibility that he was also doing porn for really then as well? Because… it sounds like there's a good chance that he was.

    Bought a major 'fixer upper' house at a bank sale. Family of four was supposed to move out, closing went through, family stayed put. (Broken down husband, BSC wife, two young girls.) I was then crowned an unintentional landlord. Great....this is NJ where tenants have ALL the rights.

    I kept asking him when he was moving out, ended up giving me a few hundred bucks for the first month. Gave me a check for the next, it bounced. Third month in I had enough, was getting frustrated, asked a lawyer friend who said I have no rights. I have to pay the utilities, the mortgage, property taxes, and if it snows, have to clear the snow and ice clear. If they slip and fall, my fault. And I was not allowed to have a key to my own house?!

    Went to the county to start eviction process. Had all the documentation so it went smoothly, took another 6 weeks which is fast for NJ. I went to the house to warn them they will be evicted. He cried, wife called me a monster. Sheriff posted the notes on their door. The day before forcible removal, I went and explained what will happen. He went and rented a truck, I helped him move all his stuff out on a 20 degree day in high wind in february. Wife bad mouthed me the whole time while doing nothing.

    She stopped by a year later to ask for her above-ground pool back. (It had been thrown in a dumpster 11 1/2 months before after I had taken out the bio-diverse collection of animals and botany out of it.) She cursed me for the final time as drove away.

    That's why I really like the Texas Property Code. It's pretty tenant-friendly, but the eviction process is pretty clear, straight-forward, and easy to get through.
