Any of you have an opinion on a preferred # of bedrooms and baths for duplexes? I'd be building them for long term holding as rental properties.

I'd guess 2/2; as larger families that might need 3 rooms might not be that interested in a Duplex?

Thoughts?

Absolutely 2 beds 2 baths with one or two car garage would be the best rental!

3 bedroom won't get you much more rent but a whole lot more trouble and frustration.

Trend is couples not marrying, delaying kids, not buying so small rentals in high demand.

Best to build single story with duplex entrance on opposite sides. Put the garages in the middle to further insulate between units.

Single story as future renters will be two baby boomers living on Social Security!

Let me know where you might build. I might want to buy a couple.

Interesting concept that we've discussed doing before but haven't pulled the trigger yet. Our problem is a changing market - 2 new large (100+ units each) apartment complexes coming in with another one year old one eating up some of the tenants we used to routinely get. Doesn't sound like much, but we are in a +/- 20K population town so adding a couple hundred units has made us cool our jets for a while.

I like the suggestions Scrap offered & would agree with him on every point.

2 bedroom will get better renters.

3/4 bedroom will get you a greater quantity of renters. This also opens up higher rent if you HUD the duplex.




Apartments have always made my duplexes rent easier...b/c they ask an unreal amount for a unit with shared wall/ceiling/floor by at least 3 other units...sometimes 5-6units.

Thanks for the replies. Thoughts on building a duplex with or without a garage? Or is it looked at as a necessity to renters?

in my area a garage is 150-200 more month.

2/2 with one bathroom being an en suite and a real two-car garage. Also consider one or two storage rooms, if you can fit it into the plan. Having storage rooms gives tenants a better option for storing things out of the way than renting a storage unit. Why let them pay a storage place when they can give you those extra dollars?

When I was still renting, I would always look for a place that included a storage space on-site or in the unit.
