Home addition - administrative processes

About to get rolling on an addition and renovation in the next couple of months.

Still doing detailed planning and getting bids - but i just want to check on an administrative detail I can't find online.

I have a mortgage on the current house, but also enough cash from the recent sale of our prior home to cover the cost of our addition. I'm not clear if I have to get approval from my mortgage company to add onto the house - or exactly where to look to find that out.

Thankfully, the house is in ETJ, so the only permitting requirements are for the update to the septic system (original to the 1982 house, and not sized for the addition of the new master bath).

Haven't ever done an addition before, but I guess where I'm coming from with this is, when I've had to had my roof and siding replaced from hail damage in the past it was a whole annoying process to have the bank approve the work done (separate from the insurance company).

If I'm gonna add 800 sqft onto this house that theyre part owners in, do I have some requirement to get their blessing first? (I sure hope not….)

I can't imagine a reason to let them know off the top of my head. I would notify the insurance company though. As what they're covering is now a larger home.

I remember looking into this before - the lender had a painful process where I essentially had to have it surveyed and appraised (by their people), along with some ridiculous $1200-1500 fee.

Where I landed was better to beg for forgiveness than ask permission.

Do not involve the lender. They have no reason to know and will not help you in the process or be a value-add. If anything, they will create red tape for you and slow you down.

But, you adding value to your home does not hurt them, so proceed away!

If this involves a builder's risk policy during construction the lender will know it.

I think you are required to let the lender / mortgage holder know. Until you pay that loan back, that house is theirs, not yours. They lent you money on an asset and you are materially changing their security. Let's say you didn't adequately size the septic suitable for your addition, then the lot doesn't allow for a solution. You default and the bank has an asset it has to remediate.

That said, depending on size / complexity of the addition the bank likely never knows and you quietly pick up the details when you sell the house.
