Days on market HAR

How long do you want to ignore this user?

There is a house that I know has been on the market for >2 months- based on conversation with listing agent.

On HAR it says it's been on the market for 10 days.

Is there anyway to know how many days houses have really been on the market? (I am not a realtor or in real estate)

just go to zillow price and tax history. They have been trying to sell since July.

Okay so Zillow is the best way to get that data if I'm not a realtor?

Does Zillow have the same listings as HAR?

Yeah- just the derail my own thread- that house has a massive garden which consumes the entire back yard. Pretty insane. I was at the open house and it was amazing how many people thought the garden would take care of itself. The realtor was doing a great job selling it as low maintenance.

Seems to be the same. I'm not a realtor either but have used zillow to see the taxes/prices/reductions/etc. All of the real estate sites pull from the MLS so they are all the same no matter what site you use. Some just provides additional information.

So same agent terminated and relisted to reset. That is a violation of mls rules.

If there's a CDOM, it's not a violation. If the realtor found a way to reset the entire system for that to be unavailable, then yeah. That's not working within any grounds of integrity

Relistings happen all the time, or a second listing to make it look like a new listing. Realtor.com generally has the same info in the history.

lots of homebuyers filter by new listings. So listings that start to run out of traction with showings and/or offers will "relist" after a while on MLS so that it shows up as new on HAR to get more eyeballs.

Any competent realtor will notice its been on market for longer and tell their homebuyers.

This sure looks like an example of sellers not realizing the market has softened and they will need to come off of their price.

I've compared a listing on HAR and Redfin based on adress. HAR doesn't list the number of times an adress has listed, to reflect the real DOM. Redfin had it relisted 4 times since April with a new MLS.

I've always wondered about this. As mentioned above, I filter by new listings and in some cases a house has been relisted 3 or 4 times. When they run average days to sell metrics, id assume they still have to go from the original listing date?

It will be all the days it's been on the market since the original date, so if they pulled it off for a day, or week, or whatever, that time would be subtracted from CDOM: cumulative days on market
