Things are dropping a little here on the bad stuff but good houses are still up. If things really drop & we can get some that don't require much reno, we might pick up a few.

I'm looking. Working expired listings in the greater SA area outside Bexar Co pretty hard looking for small MF and mobiles. Actually finding stuff that will pencil out and trying to get them under contract.

A lot of sellers haven't quite come around to the current environment. A lot of cap rates out there would put you in negative leverage.

In Blount County, Tennessee it is definitely not a buyers market. The market has cooled off but properties are still selling. Obviously, this isn't a large Metroplex like DFW, San Antonio, Houston, etc. However, Amazon is building, Smith & Wesson's Corporate office will open in about a year or so, and conservative Californians are coming in droves. Houses are going for $270 per square foot, which is crazy. Good quality rental properties are very hard to find...you almost need to hear about them through word of mouth.

IMO, a lot of people, specifically middle class, reached for larger, nicer properties during 2020/2021. They thought their current house would not ever sell for what it ended up selling for so quickly, and, because of interest rates, they reached for a bigger, nicer house and their monthly payment was relatively unchanged. However, a bigger, nicer property is more expensive to insure, maintain, and pay prop taxes on. That, coupled with inflation, will create opportunities for .80 on dollar acquisitions as early as 2024.

What happens to lending over the next 12-24 months if monetary policy continues the current path? Are you all thinking you'll be able to go to your local CU and get a loan for these deals?

I've never heard the term "deposit relationship", please explain.

I have a great relationship with Jefferson Bank in SA but I'm also looking for other ways to access cash for deals I have it be pipeline now, mostly land flips but as stated I do see an opportunity to pick up cashflow right now. I see my friends Marco and Hillary doing it. I see Logan Fullmer killing it (I think you know all of them) and I know I'm on the path they started down.

I have access to some private capital for both but understanding how to put it all together is where I'm stuck at. I don't quite even know how to phrase all my questions at this point, adding private money and building more relationships with lenders is blowing my mind but I need it.
