All good things must come to an end. Been in the family over 120 years. Great hill country hunting. Would love for an Aggie to get this place. My 2nd cousin Harry O Schellhase used to live on this place that parents owned. Harry's name is on the the bronze WWII memorial plaque in the MSC. My dad and his twin were both Aggies as well as I and two of my brothers and several nieces and nephews. My dad and uncle are now gone and the family is too big. This ranch is a once in a lifetime find. Gig'em.

3% buyers agent fee on a 17 million dollar property? Absolutely not. Take the listing down and drop that to 1%. There is no way a rural land real estate agent is going to look at your property, and go 'pass' to their potential buyer because they're only getting $170,000 dollars just to bring a buyer instead of $510,000.

Edit: 2% is considered reasonable. 1% might reduce the eyeballs on your property but my gosh are these commissions so big I'd be throwing a conniption fit about that. Represent one buyer per year and make more money than most mid career professionals. [Rant over].

From my limited land real estate knowledge, 2% usually represents a 50/50 split where the buyer's agent dangles a 1% finders fee to a broker than knows very interested people. 3% is just throwing cash away.

Indeed. But, a land listing at this price can afford 2%, and when you have a land listing at this price, the more eyeballs and exposure the better off you are as the seller. If multiple agents can get rewarded handsomely, everybody is happy. 100% agree with you about 3%; no reason for that type of commission. You see lots of commercial listings with higher price tags, say 5mm+ at 2%.

Definitely needs some aerial photos that show the land with markers for the boundaries and showing the surrounding area too.

My grandfather bought a similar sized tract that adjoined his South Texas ranch in 1947. He paid the princely sum of $5/acre. When I asked him why he didn't buy the additional 20,000 acres that was also for sale he quickly replied, "I didn't have the $5!"

I would surmise the original purchase price was less than $1/acre. Inflation (and demand) are ever present! But land in the Hill country was selling for $50-60/acre in the '60s. It was (is) goat pasture.
