Uses For Half Acre Commercially Zoned Land in Houston Area?

If you had 1/2 acre land that's zoned for commercial, doesn't need detention, and you'd like to develop it into income producing how would you develop it or what would you build?

Its not on a main road or highway but sits just outside a subdivision with average to above average income households.

Don't think it'll get much traction for sale and I'd rather try to get income out of it long term rather than a one time sale anyway. Suggestions appreciated.

Well retention typically means, you'll keep the water forever until it evaporates or you use it.

Detention is temporary in nature, as it is designed to retain the additional water your site is now shedding off due to impervious cover you put on the land. The water is detained for a short period of time, allowing it to re-enter the drainage system in approximately the same time span as it would if it was absorbed into the ground or sheet flowed over the ground and into a drainage ditch, creek, or channel.

Whatever. Every city development ordinance I've ever seen calls them retention ponds.

Dry cleaner. But not the one that do it onsite. The one where they collect, then take the clothes to some big place and bring them back. Onsite is an environmental mess you don't want to deal with. And, no neighborhood is going to complain about a dry cleaner.

So many variables. Depends on location. Also location and location. Are we talking Woodlands, Texas City, Baytown? Half acre isn't much of a pad site. Do you just want to hold a while and let it appreciate? Is it situated somewhere you could rent it out to some food trucks?

One use I've noticed in demand is basketball gyms. Again, not sure how it would work situated on just half an acre, but it seems like basketball and volleyball teams are always needing practice space.
