Cell tower lease issues/considerations

I have a tower on my property on I-10 near Comfort. It has four years remaining on a 30 year lease, for which I receive a nominal fee, less than $1,000/mo, which I feel certain is considerably below its actual value. It's owned/operated by a small regional phone company, and has no major carriers as tenants.

I've been approached with an offer to purchase my lease for a lump sum for 99 years (or 30 years at my option). Curious about how to determine the future value of cell tower leases. What does the future hold? Are they here to stay, or will technology advances (satellites etc) render them obsolete in the near term? I have a need for the cash now, but don't want to leave $$ on the table.

I did an appraisal on a property out in Parker County that had a couple of them. They had just renewed the leases and were getting about $400 a month total for them.

Rent/lease rates vary a lot based on multiple factors; the main being location. I'm a fire commissioner in NW Harris Co (just outside of Houston) and last month we signed an agreement to place a 5G system from Verizon on our radio tower. The agreement is $2,500/month for 5 years with 2% increase at each 5-year renewal. I'm waiting to hear from AT&T on what they will offer to put their equipment on the tower and expect they'll pay as much or more than Verizon.

Coincidentally we got a notice in the mail today from a company called All Pro Consulting working for Tillman Infrastructure about leasing a portion of our land for a cell tower. We are in the middle of Houston so would expect this to be decent money. However, I don't think the local government (in Memorial Villages) would go for it, so doubt it will happen regardless.

Is this just a form letter sent to everyone near here? Any advice?
