Have a 3/1 rental and there is room to build a garage apartment on the property, probably a 2/1 rental unit. It has an alley, so access could be completely separate from main house. Does anyone have any experience with those as rentals? Will they rent well? I don't want to get it built and then it's an issue to keep it rented. The location currently is booming and rentals have been great for 3-4 years now.

We manage garage apartments and they do fine. It's great it has its own access, that will be a big plus. Most cities have size limitations for accessory dwelling units. Our city is no more than 50% of main house so if you have a 1200 square foot house, 600 square foot would be max. Check your city codes.

Does the 3/1 stay rented? That's seems a hard one w/only 1 bath.

Assume you'll need a 2nd meter for water/electricity/gas so your upfront costs may be a bit more. But if the market supports it as you state, it should get filled pretty quick.

The meter issue is an issue. I've been thinking about maybe renting both units with all bills included? Anyone have any thoughts on that? I'm not sure if the city will allow another meter on the property, it's something I'll need to check on.

If the city allows garage apartments, they should be fine with an extra water and electric meter. But like you said, all bills paid is also an option.
