Long time lurker/first time poster…

My brother and I have inherited my dads home in the Richmond, TX area (Waterside Estates) and looking for recommendations for investors.

The home needs some drywall repairs due to a a/c condensate overflow in the attic, new carpet, and some updating that we would prefer not to spend the time/money on.

If the house was closer to home (Dallas) I would buy my brother out and keep as a rent house but I don't want to be a landlord and not live in the city where it is located.

I have a range from Opendoor but don't know how low that type of service hits you.

Any and all comments are appreciated. Also, if anyone has a lawn crew in that area I would appreciate a contact.

From what I've seen the iBuyers are typically about 15-25% off market if it needs work. But after last summer when Opendoor and another iBuyer terminated two contracts with my sellers due to "market conditions", I would never recommend a client engaging with them. Not a good look to say the least.

Selling to an investor MIGHT be less work. You'll almost be guaranteed to get more for it if you dont mind dealing with a realtor. Even if you dont want to touch it ahead of time. Get it on the MLS and let the investors fight over it that way.
