Had buyers first demand a $37K discount, then walk from a $500k home in North Texas because there was a 2 plot, 150 year old family cemetery 200 feet behind the home.
Now never you mind that 30 homes shared similar proximity to it, along with the access to the green belt and paved bike path.

Had an FHA appraiser rule a home "unmarketable" because it was within 25 miles of a chicken house. Not a 30 house corporate farm, but one large chicken feed barn.
Neither of them seem that strange, but both killed deals.

Ok why not. I had a VA deal that we got all the way to a week from closing. In Houston and summer. If you have lived there the air heats up over the concrete and created small puff storms. Wellone came over my house and threw one bolt of lightning. Guess which house it hit? Yea.

Buyer absolutely wanted this house and willing to wait through repairs. Ok but they could just bought somewhere else in the neighborhood. After around 3 months it was ready.

So asked the first appraiser to do a quick inspection. Already had value. Well this appraiser was an old blue hair doing VAs because that's where appraisers go to retire or die.

She says she can't do it. What the ever living hell? I asked her why she said she only could use previous homes that had a lightning damage. I was speechless. There is no way to find comps like that. I was spitting blood. So only option is a new appraisal.

Ok VA sends one out. He shows up with a cane, bathroom robe AND in home shoes. My client describes him and I damn near sh/t in my pants.

But he did appraise at selling price so we closed the loan. Client was an Aggie

All of us with a lot of miles have seen crazy things. I had a refinance loan in South Texas which was a very nice custom home on 20+ acres. The owner had built a 40x50 metal building on slab, roll up garage doors so he could park an RV, wired for 220 so he could weld, heated and cooled room with a bathroom and kitchette. Appraiser didn't mention it in the report. When questioned he replied that people in rural areas prefer not to have such buildings on the property. Just admit you made a mistake and fix it rather than concoct that story.

Three years into my second career as an appraiser, and I know that I don't know it all. In fact, I know I don't know what I don't know. But I love hearing these stories, because it makes me slightly more confident that I am not a total idiot.

I was trained to get it right, ask questions, and admit mistakes.......Try to do so.

Had a VA underwriter deny the loan because the fence touched the house and the WDI report said that was a conducive condition for termites. I asked what good a fence was if there was a big gap between the fence and the house. They said that was our problem. Finally got to a higher up who approved it but delayed us a couple weeks.
