How long do you want to ignore this user?
I am primarily interested in MF properties from duplexes on up to commercial MF. What's the best way about approaching owners or finding sellers?

This is a well asked and repeated guest ion over the years here. The answer is only hard work and lots of effort. No easy short cuts. And you and hundreds of others doing so lots of competition. Turn every rock you find. See if you can locate distressed properties.

Do you find direct mail to individual owners helpful? (Pulling owner information from public records?)

The realtors I have asked a while back said yes but realize the hit rate is incredibly low. a 1000 mailers may get you one prospect. But yes a dedicated outreach certainly can help.

Get a good list of contact numbers for target property owners.

Hire a bunch of Malaysians to smile and dial for you.

We just lucked out - our realtor knew of one of her past clients who was getting ready to sell again, but hadn't done anything to make the house ready to list. So we were able to do an off-market sale without any competition, and got the seller to bring the price down a little further for the things that needed fixing (nothing major).
