I just was offered some homes from the builders at $100 a ft in the Houston area. Has to be cash. Have to buy more than one. Anyone have any interest?

It'sa Lennar neighborhood in south San Antonio. 1 bedrooms with a little loft space upstairs. Built on site. I was pretty shocked when I ran across them.

Window units as new construction upstairs at least.

I doubt those are the homes that are going for $100/sqft. Those plans are 350-650 sqft. That would barely cover their hard costs.

They have some little cheap 2 bedroom plans around here in Lavon and McKinney. Slightly better looking than the ones pictured. I could see them being it, maybe. I have inspected a bunch. They are barebones, but not particularly terrible if you are aware of what you are getting.

There is something similar to this being built (or probably approaching being wrapped up) on FM 2920 just east of 99

That hardi plank siding is as durable as it gets. And those mono slope roofs are also less chance of leaks. Leaks are often at sidewalls and roof valleys, with a mono slope you avoid that.

Mock those houses if you want, but the exterior cladding will hold up well.

The only concern I would have is if the windows are flashed correctly.

They do have them listed for sale. I'm not sure what percent is owner-occupied.

They sold those one bedroom/lofts.
I snapped a few photos of them.when they were going up.

Crazy, but I guess there is a market for anything.

Would probably make a great 3-5 year hold. If the majority of the hood is investor owned, id be worried it could turn to crap with time.

Why bother putting space between the houses? Would have been a way better neighborhood as slightly larger townhomes.

people typically pay a premium to live in a "single family" home vs. attached.

seems silly with these spots, but I guess someone is buying them

Me: Why have a mobile home when you can have a tiny home that's smaller, breaks more often and has worse insulation, appliances, storage, privacy, and utilities than a mobile home?

Z: "Oh because it's mobile. You can pick up and take it anywhere. And we will save so much money"

Me: As long as you have a $65,000 truck to pull it with, gas money to daily-drive your 10 mpg truck, and you can find a trailer park that allows them. And you don't plan to have kids and all the crap that goes with them, or build wealth in an appreciating asset like a house and prefer a depreciating asset like a trailer.

Z: "Tiny home park, not a trailer park. Huge difference. And the prices on these things keep going up. No way this is just a fad that will disappear in a few years. And, like, houses are just so bad for the environment. I want to be part of the solution, not part of the problem."

Me: Then why not get a travel trailer? Same appliances, but it won't break "as often" since its designed to travel down the road. You can also pull it with a much cheaper truck since it's a lot lighter.

Lennar: Would you be interested in a mobile home tiny house that comes with a good foundation and a place to put it? It's not very mobile, but you could take the money you were going to spend on a big old truck that's environmentally mean and will kill all the whales and afford this tiny house even with your activist salary and student loan debt from your 4 liberal arts degrees. You still get to brag on social media about how small your environmental footprint is and how progressive you are. We'll even put some ship lap and a fancy gold kitchen faucet in so your instragram photos will be lit. Bonus: this will also be a VERY diverse community.

Edit: In all seriousness, this does sound like a really good rental opportunity.

Actually I think the biggest difference to point out here is between mobile homes and these houses.

Size May be similar but the financing can be had in the Lennar homes because they are permanently attached to the ground and concrete.

Mobile homes have a lot tougher time securing financing that is as affordable since they can't go conventional GSE execution without meeting several requirements. So the rates are naturally higher.

I would guess most people bashing these aren't a young person/couple trying to buy their first home with 8% mortgages, all-time high house prices, and insane overall cost of living.

I'm glad I was able to buy my first house when I did, too.
