Need lawyer for advice on easements on my property!

Howdy,
looking for a Brazos County-based lawyer who gives advice on right-of-way easements on private property.

Looking for info on when you buy a property do you also own all the Servient (Grantor) easements on that property?

You don't "own" them, your property is subject to those easements since presumably they were granted before you purchased your property.

Understood, but the person I bought the property from is granting new owners permission to use the right of way.

My understanding was that the former owner could not create new easements. Only I the current owner could.

Trying to wrap my head around how a previous owner from 1993 can create a Grant of Easement in 2022. I need a lot of legal advice on this.
